Personal Guarantee

Allows for full recourse in the event of foreclosure; investor can take action  gainst borrower’s personal assets outside of the investment property

First Position Lienholder on Deed of
Trust and/or Mortgage Deed

Allows investor to foreclose after 30 days of default

Security Instruments

Your investment will always be secured by real property with a margin of safety of no less than 15% -- or Loan to Value of 85%.

Investor is Held Harmless

Construction mishaps, injury etc. – verbiage is built into the loan package signed by borrower holding Sudora Capital LLC and/or capital investor  harmless

Non-Owner Occupancy Disclosure

Your investment will always be secured by an investment property (rental, flip, etc.), not a primary residence

Loans Closed Through Title Agency

Ensures the executed doc package & security instruments are insured & recorded with county Funds transacted through escrow with property & title insurance, & title report ensuring that investor is in SOLE first position at close of escrow
